Highlights from Mcd’s Comprehensive list of Investment Property Management Services:

  • Financial Management Services: As your “Manager”, we record income and expenses as required with the exclusion of tax returns. We will provide all necessary documentation to your accountant, auditor or tax consultant. Mcd strictly adheres to its contractual agreement by purchasing within the outlined spending policies, maintaining up to date insurance coverage, making payment for utilities, hydro, water, taxes, insurance and mortgages as outlined in your contract.
  • In Depth Tenant Screening: We will ensure that your property is consistently occupied with qualified and content tenants through extensive screening of all applicants, verifying adequate income, credit worthiness, and obtaining current and past rental references directly from landlords. In addition to this we will evaluate the rental market to determine if your property is due for rent increases and serve the tenants accordingly with your approval.
  • Rent Collection: We make sure monies are collected on time to maximize your cash flow. We promptly collect your rental income from your tenant at the beginning of each month. The rental proceeds are disbursed to you by the tenth of each month. Your property manager does not provide legal services that are required to be handled by a Licensed Paralegal, such as filing eviction at the Landlord and Tenant Board.  Mcd will enforce terms of leases and will sign as representative on a notice, however will not file that with the Landlord and Tenant Board or attend Tribunal on your behalf.  This is not permitted under the Law Society.
  • Lease Review, Enforcement and Renewal: Each of your leases will be reviewed by Mcd in detail, in order that we may familiarize ourselves with them and enforce them under the Residential Tenancies Act, 2006. Leases and rules are only meaningful if they are enforceable and are a necessary part of any smooth running operation. Leases will be renewed annually, and tenant information updated.
  • Overseeing of Maintenance and Repairs: Mcd delivers a minimum of three competitive quotes from qualified professionals for all major repair / maintenance projects. All large work projects are formalized by setting out the specifics of the work to be performed (timing, warranty, and details the payment schedule of the job). We carefully tender landscaping and snow removal contracts on a yearly basis.
  • Tendering: Mcd is richly experienced in overseeing most general construction projects. This includes calling of tenders through to resolution of deficiencies.
  • Mcd does not add its own mark up to incoming contractor and maintenance company quotes.
